The other option would be if they want to buy it "as is" and them be responsible for buying everything and getting the work done, paying for it out of pocket.

Rehab $8k#3 $900 purchase, $1000 lawyer fee, $600 backed taxed= $2500 total investment...rehab $10kTotal investment if i rehab $50,300So I fly all the way out there to purchase real estate because I’m tired of sitting on the sidelines and now IM SCARED bigger pockets, any good advice on what i should, I’m so afraid of losing money investing in this area.
