I plan to manage myself and it does need a new kitchen in one of the 2 units along with a rearrangement of the bathroom (no shower, just tub) and possibly an appliance in the other unit which I haven't accounted for.2x2 Duplex List price: $118,900Rent for both: $1400P&I: $515.23Utility cost: $150Property tax: $263.42Maintenance/Repairs: $140Insurance: $105Total Expenses: $1,173.95Cash flow with 5% vacancy: $156.05It looks good to me but tell me what you think, do the repairs/changed I mentioned ruin my returns to a point where its not a good deal?

Severe sloping of the floor of entire right side of the house both levels, wood of front porch could break if the next 250lb+ person walked on it, wood rot on Windows, acoustical ceiling tiles, no appliances in kitchen, complete overhaul of bathrooms needed, the list goes on.

As for Allure....we used it in a bathroom on the subfloor (over a water proof membrane) and a laundry room that was concrete slab.
