I don't know what to do now.

I don't know what to do in this situation.

I am an up and coming REI and I've started some marketing for motivated sellers. A couple is remodeling their home but are looking to sell the home. The husband has been given a job in another state and they want to move as soon as possible. They can afford to pay two mortgage payments but they would much rather not. It is a 3 bedroom, 2 bathroom Manufactured home. They still owe $116k on the house, but according to Zillow it is valued at $150k. (I understand that Zillow is not the best place to get value but i don't know where else to look.) I am unsure what the next step is, or what i should tell them. Any thoughts or advice?

If it's worth $150k, I'd pass on the deal. The numbers are too slim.
