What to Do with Hardwood Damaged by Termites
Hello Fellow BP'ers,
I am working on a small rehab for a 2/1 single family house that I bought to keep as a rental. It was built in 1953, is in a B neighborhood and rents are around $1000 a month.
The bedrooms had the original hardwood floors, so I decided to just refinish them. My flooring guy quoted me $950 and I agreed. When he finished sanding, he called me to tell me that there are 85 feet of wood that are beyond repair due to termite damage, and replacing those with oak will be an extra $500.
So at this point I am thinking that this is too much for a rental given that the tenants are not going to be gentle on those floors. I am thinking of putting Vinyl (Allure) flooring based on the suggestions on the forums here, but I also don't want to lose the wood that is still in good condition.
Has anyone here had a similar experience? Should I try to sell the undamaged wood and go with new vinyl floors, or should I just suck it up and spend the $1450 to finish the job and have beautiful hardwood floors that will impress the future tenants and command higher rents?
