I offered up my office etc to a few folks who chased these down. its a ton of work we got a few.. but it is VERY tough as in VERY.

Or the newspaper for an obituary which may give you a starting point to call folks.

What some of the more optimistic folks will say is that the general non-taxable treatment given to contributions into LLCs taxed as partnership under sec 721 and the carryover of basis of the property into the LLC make it hard for  service to argue that a contribution of that sort would be taxable simply because it falls at the end of a 1031 exchange (Their words  not mine:).And since the exceptions that would make it taxable are 1.a disguised sale (not if both contribute equally into the LLC), 2. a contribution of not property (not is both contribute real estate and cash), 3. a gift (doesn't sound like this is the case),  or 4. a contribution that results in a reduction of the taxpayer liabilities (doesn't sound like that here either).

We get a lot of folks from NOVA coming down to Richmond to look for rental properties, so it's something to consider!

From there the broker can point you in the right direction of other folks.

Honestly this post is just to throw myself out there and establish where I stand for now, as well show some gratitude towards the folks that have given me something to look forward to and work towards in life.If anybody in the local area is willing to “chew the fat” I am eager to speak with like minded individuals.Look forward to collaborating with some of you in the near future!
