@Odie Ayaga We have been using Traction to run our company for 11 quarters now and has been a game changer for us.  

They have more skin in the game then you do.Make sure you get clear title.

I have seen/heard of HMLs doing 10% down and 100% rehab, but have not come across one that does not require any skin in the game.

When you are first starting out you will be terrified of getting it wrong ( because you're..er..human) you will be wanting to get the best deal but if that means you're offering too low then you won't get in the game at all.
