As for the tenant who has been there for 6 years I think it's a nice idea to consider a small welcome basket.

Our property can sleep up to 22 and has a large common area for groups to hang out together.  

Hanging Christmas lights...shoveling snow if that is a thing where you live, cleaning windows, if you have a truck...delivery service.....girl Friday type work--personal concierge. 

Many buyers are aware the market is quickly declining and are hanging tight for the crash.

After closing on it, my property manager discovered through interviewing tenants that the reason the laundry room has been closed is one of the tenants would go in there, hang out and do hardcore drugs.
