I've heard the Zinser shellac based primer does a better job at locking in odors as opposed to Kilz...or make sure it is an oil based Kilz...Here's a link to a BP cat litter flip forum post from a few years back...half way down page 5 he talks about the smell removal process. https://www.biggerpockets.com/forums/88/topics/133059-cat-li...Are shellac based products still legal here in CA? 

Hey Jared - I recently had to get my roof redone and worked with an amazing roofer based in Bayonne named Anthony Lawra.

I'm based near Denton, my "footprint" extends down to Ennis, over to Bowie, and all the way over to Paris. 

When dealing with tenants and especially low income tenants here are a few thoughts based on 20 years experience and a few evictions:1.

It's strange that you've had little interest in the portfolio of properties...unless they're not producing income or improperly priced based on location, condition, etc.

The "income" is based on the income of the property.  

Our project is based on Kitimat, British Columbia.

I am based out of Columbus, but am starting to expand to Cincinnati as well.

I am based in the Tampa, FL area and looking to connect and build relationships with the community to learn about this exciting space and hopefully be able to contribute some day. 

The property does require some serious updates, but it definitely has good ARR value based on the money that I paid.
