How To Sell A Portfolio of Single Family

I've built up a small portfolio of SFH in West Texas near Odessa. I need to liquidate a good chunk of them for an unforseen circumstance. I posted a handful on the MLS but mainly just received interest from people who want to owner finance (open to that as well but not many are qualified).

How would I reach out to an investor who specializes in this? I created a spec sheet with all the details here and have been posting all over facebook groups and reaching out to my network with no avail. These are all in growing areas with tenants in place and cash flowing nicely.

To me this is the hardest thing with a single family portfolio is liquidating can be hard. Can you get them vacant and then appeal to more of the owner occupiers. I have sold some for investors and this has been working really well but also tough if you need to do it quick. I think making a spec sheet and getting out to as many small time bankers, investment minded agents, and other investor events like a real estate meetup or real estate groups on facebook is your best bet.
