My portal has payment being processed and I got my approved letter emailed the other day to me but my portal started haven’t updated to payment been paid anyone have insight on this

That makes sense as you can really leverage your time better and it doesn't carry all the risks of property investing. 

We never carry a balance or make interest payments.

Otherwise you will need to be able to carry both loans on paper by yourself.  

I would not put a letter in the file stating that you intend to live in an on site camper until the tenant moves out, that implies you are not an owner occupant. 

-Do a cash-out refi on your current primary to pay for the 15% down payment on your next duplex, though I don't recommend this because you can't promise to live there 12 months, so it would be an investment cash-out, which carries a few points and higher rate, and for the whole 30 years.

Can I still raise the rent 15% or do I need to send the letter now? 

 I raised the rent by 15% then got a letter from tenant's lawyer that I had not notified tenants by August  2020 that property was exempt from AB1482 and therefore can't raise the rent that much.

@Lee Whited I don't know anything about NewDay USA's product (other than getting a letter from them in the mail 2-3x week trying to get me to do it).
