I'm looking for new local real estate agents in Houston that can set me up on auto-prospecting on the MLS.  

Give the info to your tenant and they take to their bank or can do online to make a deposit to your account or auto withdraw on a certain date.  

I've done the Google search for what the requirements are - adequate heating, no dry rot/termite damage, adequate living space, mechanical systems safe and usable, water availability, and a few more.  

It would most likely draw in a mechanic, smaller construction company, or something of the like.

Since it is a multi- family already you shouldn't have a problem converting the basement, as long as you meet Building codes. one way to cut utilities, run separate meters and have the tenants pay for their own, Install new more efficient Mechanical's ( furnace, hot water heater, washer /dryer etc. ), replace old windows with new more efficient windows, put timers or photo cell lights on the exterior so they are only on at night.

Hopefully we can get another set of renters that stays for years and years and not have to take advantage of how convenient the locking mechanism switch out will be down the road.I'll have to go back out to the property again later this week as I could not figure out how to get one deadbolt set flipped to match the doorknob (key goes in the doorknob one way and then upside down for the deadbolt which is kind of strange).
