Hey Everyone, my name is Isuf Aruci and I'm about to buy my first duplex property in Bronx,Ny can any one give me some info on how to cut back on utility expenses (water, heat, and electrical) and is it possible to convert a 2 family that has a above ground basement into a legal Apt in the NY area.

Since it is a multi- family already you shouldn't have a problem converting the basement, as long as you meet Building codes. one way to cut utilities, run separate meters and have the tenants pay for their own, Install new more efficient Mechanical's ( furnace, hot water heater, washer /dryer etc. ), replace old windows with new more efficient windows, put timers or photo cell lights on the exterior so they are only on at night.
