Gentleman,Since last posting I have taken your advice and looked into a few more things such as minimum 3X income vice the rent IDK what i was thinking and it totally makes sense.I looked into Quickbooks as well how do you like the mobile version?

How does this deal look? I would go in on this with a partner as this would be my first deal, but I want to get input before I present it to him. 

Once those plans are approved you can do any necessary work and after the final inspection is approved you can file for a certificate of occupancy.
