My plan was to talk to a realtor to get a realistic idea of the potential value of the property; bring in my contractor to get a realistic price on the rehab to make it a better rental and to try to find rental comps online.

Given what I know it needs without even seeing it, though (new roof, fascia repairs, animal control, new boilers, lead and asbestos remediation, oil tank removal--and that's without knowing anything about it structurally or cosmetically on the inside), I'm guessing I would have to put in roughly $100k in rehab.

I signed up with a commission-only online brokerage in order to keep fees low.

The online sale is about to end and the current bid is still less than 70K.

Maintenance of of the property (including landscaping), proper termination of lease, adding/removing tenants or animals, dealing with damages and deposits, and more.
