thanks for the help @Francis Nguyen and @joseph scorese . to be honest, i am just beginning to get into this and was looking for different ways to get a loan. i talked to a property manager i know and he hooked me up with a local lender. so i am going to work with a more local person. i think u guys are absolutely correct. as far as florida. i know the area well from my family living there since the 70s and i will eventually be there too. i also look in philly area as well. i wouldnt mind this area one bit too. thank u again
