The house is a more expensive house in the low $400s which was the most expensive rental I owned.

We ended up doing a lighter rehab on it, and offered it at a more affordable price.

thanks for the help @Francis Nguyen and @joseph scorese . to be honest, i am just beginning to get into this and was looking for different ways to get a loan. i talked to a property manager i know and he hooked me up with a local lender. so i am going to work with a more local person. i think u guys are absolutely correct. as far as florida. i know the area well from my family living there since the 70s and i will eventually be there too. i also look in philly area as well. i wouldnt mind this area one bit too. thank u again

Do a few deals with your own money or private money.Partner with a more experienced investor to get access to their private money lender.

That would be a way to offload these properties entirely and then rid yourself of their burden and/or try to find a more lucrative investment.

If immediate cashflow is what you are after then that may work perfectly, but my investment strategy is a more long term approach focused on growth rate.
