I am not am member yet, but I want to edit my profile.

I created my profile and started reading postings from other members and I got addicted.

Applying the 1.5%+ and 50% rule makes the numbers work, but my question is does the 50% rule apply to this profile of property?

In my target areas, even a former meth lab would rent in that range :-)You are really just going to have to build a profile with your buyers to see how they operate.

Okay, so I'm not that new...I been working my way through the Ultimate Beginner's Guide, reading forum discussions, listening to podcasts and soaking up as much as I can for the past five months or so and no one has even known about it because I never had set up a profile!!

Of course it wouldnt fit the profile for a buy and flip. 

Sometimes we have been talking to sellers for over a year before they decide to do anything.Looking at your post you have no profile pic and your profile doesn't show anything filled out or your location.What does TEAM mean??
