I am buying the property at wholesale price with a lot of room for appreciation - the only drawback is that the property is currently leased until December 2016 - for a criminal $300 under market value.  

I was thinking auctions, foreclosure websites(but I can't find them)I put "we buy houses" signs out to test the waters and got whole sales calling, which could work, but I just want great deals and help with financing.

 I am using the calculator to analyze wholesale for a rental.    

To date, we have wholesaled two houses and we are looking to wholesale a few more, before we get into rehabbing.

Can anyone recommend a service for mailing wholesale flyers?  

I have never had a financial partner, but use local banks, contractors, realtors, wholesalers, etc - a whole of team of people.  

I'm a wholesaler in Charles county & Baltimore city/county.

@Ivy Hailey, am I correct in assuming that since you're a wholesaler, that you're looking for a contractor(s) to help you assess the rehab costs on commercial properties (or just this one complex)?

I've negotiated with my vendors wholesale rates and do NOT mark up any services or repairs to my clients.    

I'm not saying not to wholesale or fix and flip, but these are day jobs.
