My suggestion is to not be too virtual and to be more hands on in the field.

I see a lot of wholeseller use a virtual assistant, i just want to create something similar but free for us. 

@Alvin Pereira Wow this really opened my eyes because I've never thought of turning the wholesaling side of things into a one-stop shop type of machine.

I ask because I see passive mid-term 15-25% return investments come across my virtual desk, but they generally carry "more" risk than the 10-14% ones.  

My research and gut feeling are telling me not to get those(not really owning the unit/s, having to ask permission from the co-op board for virtually everything Id like to do to to the unit, not being able to rent the space during the first 2years, and having potential neighbors perform open surgery on my financials doesnt sound fun to me.)

I am unsure as to how much I will need to actually renovate them, but I am also considering adding coin operated laundry machines in the basement for additional income.I am a bit concerned about the rent control.

Virtually ever turnaround time given to me has been exceeded by days, sometimes weeks.
