The way i figure it, these locations have good opportunities in terms of both cashflow and appreciation, are far enough from NYC to be smart investments, but close enough that I can travel there within a few hours by car if ever the need should arise.

I'm looking into a property right on the Oconto River, 30 minutes north of Green Bay (I'd assume Packers games would bring in some STR activity as well).There are a handful of STR's in this small town, and the state regulations seem to favor STR's to promote tourism and travel.

These were C class homes, in ok, but not great neighborhoods but by buying cheap, we netted about 50% of the rent as profit after all expenses, including a $100 maintenance reserve. 3 years later we are selling some of our properties for 2-2.5 times what we paid for them!!!

I have recently opened a line of credit to be able to do something like the BRRR method, by buying a cheap/ rough property and improving it with the line of credit and then refinancing it once its completed in order to "recharge" the line of credit and do it all over again.
