What RIO are you looking for?

Hi. When you are analyzing a deal (house, condo, small multifamily) what % cash on cash are you looking to get? 
I have 5 doors and my average cash on cash is 12%
I have a friend in Europe, he has 30% :) so he thinks 12% is way to low.

I buy things so cheap I don't need to pull out a financial calculator.

I recently bought a condemned house for 12k, fixed it up like new. Total invested about 50k. Just rented for $1100 / month. 

My deals are so great that I don't have to run the numbers to verify the deal.
