I'll probably sell my home here in SF bay area in a year and move to Dallas. in the meanwhile, i'd like to get my feet wet by buying a condo or a town-home <120K or so and rent it out.

I'm trying to decide between a 3 bedroom condo in Hyde Park recently built and ready to be rented OR a grey-stone duplex in the south-shore neighborhood with two units that needs a little bit of gutting and rehab.

Perhaps a nice 1950's built bungalow.Always hire a 3rd party property inspector to give you an unbiased feel for the home.

I checked on the town code and the type of zoning it has is capable of having the dwelling changed from a single family into a dual family through a building permit process.

I love leverage, but also think it is important to be aware that the market has cycles and you will end up loosing everything that you built if you're not careful. 

I understand that nCino is the new kid in town for banking and looks great for streamlining the process but looking for more options. 

Not a booming town, but not poverty stricken either it doesn’t seam.

Since this would be my first, I want to actually live in a good accomodation for at least 2 years, then once I save up, I will move to build another one or purchase an already built.
