Would I submit an LOI and then shop it to investors if accepted?

.- I’ve learned that you need to talk with the owner, figure out their situation and what they need in order to submit an offer that can be mutually beneficial.

My property manager and I verbally told her in December and on January 1 to submit her 30-day notice asap as per her lease otherwise the lease continues.

The place also has a gym and pool, which I don't use, but pay for anyway through my rent.I like the fact my maintenance requests and other issues are handled professionally when I submit them.

If you JV with wholesaler who has a property under contract, already submitted to their title company, is it common to continue using their title company to close the deal?

As far as your MOA when submitting offers to motivated sellers, it will depend on the comparable properties on the market, the condition of the property and the potential ARV.  

This means, gathering all the necessary documentation and submitting the app. 

You don't want to find a house submit an offer and have it accepted and then start shopping.
