The issue at hand is that you and your husband must have the intent to hold the replacement property for rental, investment or business use in order for it to qualify for tax-deferred exchange treatment. 

I know my husband has zero interest in doing any hands on renovations on a flip property or a rental (though he acquired a lot of skills from our SFH we owned) , he only wants me looking at properties that I can afford to pay a contractor to renovate.
