If you just hire the cheapest or first PMC you speak with and it turns into a bad experience, please don’t assume ALL PMC’s are bad and start trashing PMC’s in general.

@Marjorie Josaphat : Speaking strictly from a financing view, getting a loan for 2 4-plexes may be easier than getting a loan for a single 8-plex.

Regarding the prices going higher as these smaller Handymen become larger contractors, that’s just ignorance speaking.

As I suggested, speak with a good attorney in the state where the property is.

Don't spend a lot of money putting architectural and structural together until you DO speak with a contractor on the plan and get a rough estimate.

@John Hamm I can’t speak to Cleveland but the Atlanta market right now is extremely competitive and prices have gotten insane, it’s doable but it might be worth looking at other medium sized cities around Georgia.

Not really; speaking in broad swaths, they tend to be high maintenance and made out of Tiffany glass.
