If I'm not satisfied that it's a family (two couples is also OK), then I don't allow the booking.I'd like to hear your input on the above along with what scenarios you may be concerned about screening out.We don't have concerns about people ripping us off or stealing things because our guests are always flying in from afar.I understand that on AirBnB you get some info about what other hosts said about guests, but I don't believe their system would address my concerns.Marcia

Once clause that I always put is that this agreement can be cancelled at any time if buyers don't feel satisfied with my service.

They can prep you on how the process will unfold based on their experiences and most importantly they will know how the handle the bumps in the road that will inevitably come from purchasing a home through the program.In the end, any client I have worked with that has done a 203k deal ends up satisfied because they created value  on the buy side and now have a house that is renovated with equity to spare.

If you are on the deed with your father or have a power of attorney saying that he gives full control of the property over to you then that should satisfy you managing the property (for free).

If both of these criteria are not satisfied then the property is no longer eligible in the portfolio, so yes I would sell if that happens.

@Trey Brooks,Those look like they may be notices of auction sale, and yes - you can always intervene before the sale IF you can find the owner and their lender(s) and negotiate a way to satisfy the default.See if you can get lists of pre-foreclosure notices, either "Notice of Default" or "Lis Pendens", depending on your state / county.
