You are obilgated to pay for the time your retain the premesis. 

This method is preferred when the security deposit is held by a management company not being retained by the new owner.Ideally, the purchase and sale agreements will specifically address the conveyance of security deposits.

Otherwise you find out because they already shot your walls...The people you don’t want having guns don’t care about your rules about them.  

Also, I'm not sure if there is a wall at the other end of the tub; if there is you can use a spring rod from target or walmart, and adjust it to meet the height and length you need for the shower curtain.

Investor X decides to sell all 5 houses at the same time, and uses a 1031 fiduciary to retain all proceeds from sell.  

Buying turnkey you further give up the upside of forcing appreciation and adding value ...So, my advise would be to stay local to retain control over your RE investments ... study the investment for total return, which includes cash flow but not to the exclusion of everything else.

Keep after it.Make sure you are complying with your states landlord/tenant laws such as providing a document showing disposition of the security deposit (retained for unpaid rent, etc)

(unless the say the walls are crawling with them your response is) That doesn't seem terrible but I definitely understand your concern.
