Yes it's a huge problem.You should fix this correctly now.Open the walls and put in proper sound reducing insulation.

None of the walls I'm shifting around are structural so no issue there but from a leasable / liability stand point what are your thoughts?

Sheetrock laying on the kitchen island to make walls all the way to these temp walls.

FHA does not allow you to do things outside of the home like adding a fence, hard scaping, retaining walls...   

Hey @Chi Lo - I actually have a video on my YouTube page about this (lookup ClosedByMo on YouTube).Regarding walls being damp and waterproofed, it means there needs to be waterproofing on the basement retainer walls (this is something you can do post-construction and the contractors would need to dig around the house exposing the basement/foundation to apply the waterproofing). 

How I have seen an hourly rate structure for a buyers agent work is like this: a non-refundable retainer is first paid to the broker. 

The seller will always retain the equity and would receive annual distributions - and could structure the agreement with an exit strategy that makes them comfortable. 

This forces you into an endless loop of Cancel - "Retain my benefits" What do I need to do to cancel this membership?
