I'm wondering if this would offset the lack of leveraged dept on the outright property. additionally, my other thought was to sell it for close to $125K (CMA by the local realtor) and make 10k from the deal after expenses.

I.e. red light=needs my attention in the next 90 days, yellow light=needs my attention in the next 6 months, green light=does not need my attention in less than 12 months.The scale can be personalized to your own needs, obviously, but it's a decent way to organized your phased-approach to a big project.

Rates have bumped up slightly over the past month so you're likely in the 4s no matter what at this point on a pure investment property (not primary residence), but big picture still a great time to use leverage with historically low rates, and to mitigate your exposure to the crazy amounts of inflation we are going to see over the next few years.

Look up her name at the Recorder's office to see if you can find any more information or deeds filed with her on it.You could also try scanning through the articles of organization for her LLC on the SOS website.You could try truepeoplesearch or thatsthem or other online resources to see if any family members come up and repeat all these processes with them.You could also chat up your other neighbors and see if any of them know how to reach her.If you can identify a previous MLS sale, you could contact the agent and involve them in the transaction to get paid if they're able to connect you two and you end up buying the place.If you're hellbent, there's a lot of stuff you can try!

I am also ruthless with mitigating risk so I am just curious how investors think about risk and leverage in current environment.  I Imagine much of the vacancy risk is helped by a great property manager who finds quality tenants?
