[Calc Review] Help me analyze this deal

This is an assumption of a mortgage. It will cost me $3600, high side, to make it happen. What this deal doesn't reflect is that I owe an income property outright, valued at $82k. I'm wondering if this would offset the lack of leveraged dept on the outright property. additionally, my other thought was to sell it for close to $125K (CMA by the local realtor) and make 10k from the deal after expenses.
