Sorry I don't have any insight into the NoVA Section 8 market but I know the approved rents in the District are extremely high but I do have a question that will hopefully help you out as well...Does the DC Housing Authority do a market analysis on comparable rentals in the area before they agree to pay the amount listed on the website or are the rent amounts listed on the DC Housing Authority what investors are typically getting?

You can go to The CHA Housing Choice website and there is a PDF named CHA’s Rent Determination Standards which will give you a great guide to determining what amount CHA will allow based on the specifics of your property.As @Scott M. stated, consult with an attorney very carefully if you feel the tenant may not be able to cover the balance of the rent.

You don't have that issue... so you are in a good spot.The money you would pay a wholesaler as their fee.... you could use to get a website set up and do some facebook marketing.
