I'm worried that thinning my list down will reduce my chances of landing a deal but I should be more focused on my mailing frequency and be confident in my mailing list.

Refusing to allow a lender to be used without justification, I should have said it that way.No, not all licensees are Realtors and they would not have those ethics issues, except as to public opinion where they may want to operate within those parameters, but no one holds their feet to the fire.....but then again, the Board may have an issue with one in the MLS system, I don't know there.The best thing for our OP is to learn how to pre-qualify buyers and do it himself, but sometimes that may be hard for a seller, I did it, doesn't mean everyone can gain that confidence.

However, the price will go up big time if the Supreme Court rules in favor of hoa lien investors, so if you are confident the hoa will win, then maybe it would make sense to buy.Legally speaking, this is currently Wild West territory in Nevada.
