Seems I was too hung up on the cash flow aspect, but it’s unrealistic to expect cashflow in first year with first property.At this time, I should change my mindset from cashflow, to getting my money out of the black hole that is Rent.

State Farm left it to me to try to get that property owner to file a claim through State Farm, that would not cost him anything, nor would it go against him in any way, but he refused.One of his tenants had a dog and when that dog saw my dogs, the dog would dig and dug a huge hole where the missing retaining wall is supposed to be, so my dogs could get out and potentially attack that dog, etc.So I temporarily had to block that hole, but I am trying to assess the best course of action.

They may kick/punch a hole in the wall, break a door, or leave the place filthy, but those are easy fixes.

And whats worse, if you're renting to Section 8 tenants, you, the landlord, will be penalized for them not keeping the kitchen clean, not cleaning the bathroom (mildew), for having clothes near ignition sources, for putting holes in the walls.
