Hi all!

Who do you guys use for VAs?

How much do you pay them?

Do they collect rent, track down tenants?

Send out Pay or Quit notices?

Hi @Gulliver R. We've used VAs for well over a decade. We've found them from private agencies as well as on sites like Upwork.com, Fiverr.com and HireMyMom.com.

We've paid as little as $4/hr and as much as $20.

Used properly, VAs can completely transform your business!

However, these functions you've described all fall under property management, not investing. If this is what you're needing help with, I strongly believe you'll do better finding and paying a quality PM company, rather than trying to "roll your own" with a team of VAs.

I get the appeal, truly: It seems like it would be so much cheaper to build it all yourself. However, once you price in the cost of systems, hiring and retention, training, and management (among others) you will be worse off, financially.

Plus, if your goal is to become a better investor, then tumbling down the property management "rabbit hole" will be a huge distraction.

Guess how I know this...
