BUT, as with all things in the military, things are unpredictable especially with the COVID stop movement on PCS's, so I dont want to do a refinance as a primary residence then end up being unable to fulfill occupancy requirements if I dont get picked up for those orders.Anyways, anyone know how investment property rates foe a VA IRRRL are looking and whether lenders are even closing on them?

However, the CARES Act absolutely pulled the rug out from under landlords and overrides decades of landlord-tenant legislation and case law at the state level, as well as hundreds of years of basic contract law, by banning evictions for non-payment of rent for 120 days.Under this Federal Law, a tenant who stopped paying their rent in March would have no repercussions whatsoever until July 28th, at which time the landlord can issue a 30-day notice, wait the required 30 days, and then get in line to wait for a court date with an overwhelmed local court system in hopes of regaining possession of their rental unit.Even the best prepared landlord would have a very tough time weathering six months with no rent and no recourse.

If wife wants off at the end of the lease she can get off the lease, you can't stop that one of your tenants does not wish to renew, you could enter a month to month lease agreement with the remaining tenants though if you choose to and they want to stay.

I plan on avoiding realtor just because the house will sell itself, its a real sought after area and the people who stopped at the house  (and my lawn crew) have mostly been local neighborhood people who've been there for a generation or two and have friends looking to be in the neighborhood.
