Divorce, Lease, and Corona

I have an interesting situation. Husband, Wife, and Husband's cousin are all on a lease. Husband and wife separated in Dec. Wife is anxious to get off the lease (June 1st), as a matter of fact, she wanted a new lease in January.  We were not willing to take her off lease because we are concerned that we want to hold all 3 liable as they have often paid late.  Now with Corona, we can't asses late fees or evict in Colorado.  They haven't been great at paying on time, so I don't want to start a new lease.  I also hate to tell someone their lease is up (and I'm late for June 1st) since I can't evict.  My tendency is to let it go to month-to-month and not rock the boat.  Also, they are slobs, we know there will be rehab and repairs needed if we do get them out.  Without Corona virus, we would have likely started this in June.  Advise?
