Sometimes it's just a matter of cosmetic issues like clutter, needs new flooring, bad paint colors, or old appliances that keep a house from selling, but some sellers would rather sell for less than pay to fix it up before selling, and you can find deals that way.     

Five different paint colors, shoddy cosmetic repairs here and there, 3 different flooring types and old as hell.

Add any other color as you see necessary. 

Professional not meaning that you have to pay high dollars but should have someone with a good decorating eye walk thru the listing and add accent pieces to give color and flair to the space.  

We're working on a flip right now and we may steal some of that color palate you've created.  

I was wondering if any locals, or investors familiar with the market could provide any color specific to that area? 

He also knows the color gray, which is growing more and more difficult to find in a CPA.

I just did some with Behr espresso bean color, and I was very, very happy with the look!

Look at the facts without the rose (or green) colored glasses and base your decisions on facts and leave emotion out of the equasion.  

For instance; how many stairs, the length of the stairs, wether he's using rebar to reinforce, is he putting fiber in the concrete, is it colored, is he going to dowell into existing concrete.
