Hello world - I am looking at a MF on the corner of Bamberger and Dunnica in South City - St. Louis, Missouri.  I was wondering if any locals, or investors familiar with the market could provide any color specific to that area?

63116 and 63118 are....unique. I rent in 63104 and am getting my first property nearby that MF, but east of grand. Lots of vacant, condemned, mothballed or city owned property (called LRA in St. Louis) on my block.   10 years ago, i almost bought on Bamberger and Chippewa but drove through that area and decided to look elsewhere. Lots of people who don't care about how their alley looks. However, with that said, the MF around there are huge, old (75-100) and are built like nothing built today.  If you have a PM that knows the area, you should be fine.   I would not expect it to appreciate.  If the numbers work, I would offer on it.
