I would check the title to make sure thats all she owes on it, there could be other liens, i.e. tax, mechanical, etc...

I think what I'm looking for is more of the mechanics of a seller financed transaction.

Hey @Andrew Fielder ,Question on your above post for clarity -  What if there's debt in addition to that of the beneficiary who initiated the foreclosure, such as secondary/tertiary trust deeds, mechanic's liens, or tax liens?

They tend to want to know about the real issues:  Structure, roof, mechanical, electrical, and plumbing.

When I  think older buildings, I think of major mechanical items that need to be fully replaced over time to meet current fire code or modern amenities that are expected or reached the end of lifecycle before they fail.

It takes about 5 minutes to setup the auto email based on whatever specifics you want.However, I will shut them off if I never hear back from the person.
