Franklin yeah ,, it was killing me to not be able to participate in one of the greatest fire sales of my time..I wish I had started talking with other investors sooner - I'm sure that I could have bird dogged a lot of deals - but my mindset was on using my own funds and my own lender ( after all, that's all I had ever done previously) so I was limiting myself and didn't take advantage.

If everything is done right but your LLC still ends up getting sued, the other participants in the LLC can only loose their stake in the LLC but the managing partner can loose more.

In short, most of the investors are guys who have made a ton of great bets and investors assume their participation means something.As to the actual opportunity itself they are certainly overvalued for the time being based on what is there today but I would assume one thought investors have is that they will build up a list of ready buyers and cheap capital.
