A warning about doing the class online though, you have to commit the time and effort needed to complete the course. 

Make sure you have documentation about the dog bite-hope the tenant wasn't hurt too badly....Just a suggestion-I warn my new tenants with dogs that if I receive complaints they do not clean up after their dogs that I would hire a poop-duty company and charge them for it.

Indy, Memphis, Ohio, Michigan, Illinois,  Georgia, Missouri, Mississippi, Alabama...its the same story and the only common denominator is that they bought a super cheap turnkey property with a super slick sales pitch.So I tend to go a little harder with my warnings about these props!  

If your entry is refused, you ask your sheriff to accompany you, and you enter without warning to the tenant.

Or worse yet they run credit checks and look past the warning signs because they are desperate to get their place rented.

I was warned about things like this, but never in my wildest dreams thought a situation this crazy would happen in the area I am in... by someone like this..

We live in a planned unit development (townhouse) and neighbors have been warning us about leaks. 

If it were just starting, I'd warn her that such a letter was coming if she didn't catch up, but at this point, it seems there is little use in warning her again, other than extending the pain.

Any other advice or warnings would be helpful.
