private money paperwork

I would like to start investing using private money. Can someone tell me how the typical deal would work? For instance, who would hold the money until closing?  Is it unprofessional to have the funds go to a third party to hold for funds verification until the deal closes?  Who is the most likely to be that party?  Any other advice or warnings would be helpful.  I'm want to make sure that my investors feel like their money is being handled properly as I'm hoping to find individuals and stay away from companies.
