I think each unit has some unique characteristics which make them desirable.I've seen 2BR units listed in the 19th close to mine that I wouldn't pay $700 for, so the 19th isn't necessarily an automatic ticket to higher rents.

Generally i dont figure in CapX or vacancy, because my monthly positive should cover those across several properties, and i figure in big ticket stuff when i buy, my formula is based on after repaired investment (I.E.

The hotel across the street had quoted a nightly price of $119.00 The next morning we were charged $189.00 The same lady that worked the ticket counter at the airport, also checked us out of the hotel the next morning.

Especially with no time (because you're always working) and no money (because it all goes to bills, groceries, and parking tickets).

I was hoping if we can find another good in house property manager but am open to property management companies.We already outsourced our maintenance side to appfolio, tenants call appfolio 24/7 line and they call the contractor if emergency otherwise create a ticket which gets emailed to our contractors.

At least the Fairmont is including Super Bowl tickets and chauffeured Escalades with that rate
