You don't lack motivation, you lack clarity, I personally think a good coach will help you with what you are trying to accomplish.

There seems to be this focus on low hanging fruit, motivated sellers, flips and rentals.

Today the real need is quality lead lists of actual motivated, stressed sellers!!!!!!!   

It sounds like a great opportunity, especially with the location near theme parks and convention centers.Nice job negotiating a lower price with motivated sellers—that’s a smart move.

Find a motivated seller.

Make sure every phone call with your brokerage is recorded (two party calls only or make notification of recordings if more than two parties involved) and every email and text is saved.

Could I have bills sent to me, and then every month send each tenant a text message telling them how much to add to their monthly rent?

In that case, you can text over or email an offer? 

These are just a few examples but there are many motivating factors that lead  a bankable borrower to work with an alternative lender.  

There are so many options out there that bring technology to properties that residents would rather interact with, like texting, etc.
