.- Durable: I've dropped hammer off of ladder, we've had standing water on some after a plumbing leak, pets, whatever, this stuff holds up + as an added bonus, the tenant takes their stains and stink with them when the leave with a throw rug.- Looks good: Propects love the look, I go for a lighter color like a maple or honey oak, if it does scratch its not as noticable.

Then new carpet.A small amount of cat pee... fine, get some carpet spray to remove the stain and smell.

If your tenant uses the wrong product on an appliance you will be left with stain marks and smears.I had a house that I bought with stainless.

A Stained, mid-tone wood cabinet is probably the best as it is very forgiving with scratches and stains, and can be easily touched up.

Now I messed up on the stain because they came out a lot more "rustic" than I wanted, so I am not too happy with the "look", need to restain this and cover up the screw heads, but you get the idea.This took me about 3.5 hours to do seven windows.Thoughts?

I also like the speciality paint store (where I go Ben Moore, for example) just for consistent service and expertise (hit or miss at the big box there).Then hard to beat the old school prep with tsp and a good sponge mop (just damp) and rinse with clean water (damps sponge mop)...and primer for major color changes or spots and stains..The good paint in luster you can clean also makes turnarounds easy...clean the walls (as mentioned) and you may only have to touch up..Finally, if you can go with one color/brand for the interiors of your rentals you will save time trying to match color or organize endless paints in your garage...best of luck

I have never been a fan of painting cabinets if they are stained and in good shape, but this is totally personal preference.

The base boards are getting stained as a result as well.
