After a closer look into the disclosures, it turns out that the ADU (permitted, junior ADU) was being rented for supplemental income on Airbnb.

When I was trying to do a BRRR my mentor told me that the limit was 50,000 minimum on a purchase, not including the rehab.

I do know I have been warned by various mentors not to use the friends and family option when paying contractors for renovations.

I am a 50+ new comer to the world of real estate and am looking for someone who can advise or guide me to person(s) who could mentor me.  

I need to make my first move so as to avoid analysis paralysis but I don't know how to go about it.I hope to meet a mentor(s) who can help me with my vision to own numerous single and multi family rentals to create cash flow, financial freedom, and a legacy for my family.

I am not answering for Don.. but give you an example of one of my commercial investments.Now its a single purpose and I know those can have some risk however its a Doctors office.My tenant is dermatologist who took over for her mentor that was retiring..

I currently am completing a garage conversion and another Junior ADU that will add 1278 sqft between the two units.  

She has a mentor that is well experienced with ALF’s in OR.

But I also learned-reluctantly- I need a mentor, and that's not always cheap.

I'm from NJ and I was advised to do so by someone who was mentoring me through the begging stages of my REI journey.
