Lot's of these syndicators like to syndicate big apartment buildings because they take a fat fee.I like retail because I understand it on a deep level so have comfort with it where others tend to be scared reading the latest news soundbite of the day.I think retail is poised for a nice rebound 2023-2025.

I'd agree with your initial post...If you're finding the offmarket deals yourself (and not having fat trimmed by a wholesaler/agent), you could still make it happen depending on your location. 

For multi's my fave is GRM.

I loved showing them how to cut so much fat off and in return help there family thrive.

This is one of the reasons I still love me a fat wad of cash, solid and heavy in my hand, stinking of sin and sweat.

stuff that one simple call to our customer service agent at our title company would be found before we even market it. and these deals were coming through the local wholesaler.. so big fat waste of time for that wholesaler  my client and US who were prepped to fund on Wednesday.Good agents frankly ( and again GOOD Agents) will out sell out perform most any wholesaler unless the wholesaler is a true wholesalers and closes on his/her inventory BEFORE they market it.. 

And the seller is not hit with a fat tax bill right away.Any feedback on ins and outs of Seller Finanicng or suggestions would be GREATLY appreciated.Thanks,K-Man
