There're two periods where the home price went down, first in 2008-2009 but that's due too many "distressed sale", currently we have no distressed as sale as mortgage is being underwritten properly.

Unfortunately, there is no right answer.....It depends on the specific property, it's condition and what you're planning to do with it.For example, on a distressed property that you're going to flip, if it's listed for $250k, I have offered $150kOn a prospective primary residence that is a custom home, if you offer $650k on a $750k list price, the seller will probably just reject your offer and not even counter.

Over the next few years continue to buy a few more properties to build up the monthly cash flow then use the increased income to buy our acreage property.IMO, the only place you can immediately cash flow in KC is by buying a distressed property in a C market and putting money in to fix it up.
