Acquire Off-Market Property

Hello! I'm searching for ways to acquire off market properties since there is so much competition with listings on the MLS. A way I came up with is my family owns a small restaurant and a majority of our clientele are older people. I had an idea of placing a sign at the door with it saying something along the lines of "If you're interested in selling your home or would like to unload rental properties you may have, talk to me first". My question to all of you is, is this a good idea, if so, what is a good/convincing way to word this and what should I include on the sign?
