I have a REALLY good defense against tenants leaving. 

He has 5 markets (MSAs) he invests in and it was interesting listening to him talk about each market and what's cooling down and what's warming up, what's better now in a more defensive position versus aggressive positions. 

There's this defense called "indifference".

If someone goes there and gets hurt, they can sue you, but your insurance company will take care of the defense.

I happened to have met Marco Santorelli (Norada) at a conference last week, and he's definitely a straight up guy...can't go wrong with them either. 

Wherever you decide just have to consider if they are a seasonal place (Panama city beach) or an area with a constant flow of traffic due to events, population, conferences, major airport etc etc

I thought it was a great weekend and plan to fly our entire real estate team there for the next conferenceBut in the mean time I'm hoping to connect with anyone that is local or has been to this conference and may be looking at apartments that meet his criteria.

Later this day their insurance messaged me,  almost immediately in defense of roofing company.
