If you intend to begin your investment career in real estate or anything else now this is not a good attribute if your objective is to invest now.Yes you can pay in more money up front to buy paid up additional insurance and if needed you can withdraw or borrow that money.Since it is your money it will generate additional paid up insurance much like an interest payment (all not taxed under the umbrella of the insurance policy) .

I would attribute it to different goals, different definitions of diversification, different perceptions of acceptable risk, and different utility functions for success.In other words, there's no absolute right or wrong...just what's right or wrong based on an individual's goals, skills and risk ideals.At least that's my take...

I think a lot of the "laziness" that people attribute to 20 and 30 somethings MAY be attributable to them wanting to spend the money before my parent's generation destroys our fiscal situation with their entitlements using their political clout in numbers.

I have an arbitrary $$$ value that I attribute to my time ($250/hour); I outsource anything business related that costs less, unless I prefer to do it myself for some non-financial reason.IMO, this has worked pretty well for me over the years...and my $$$ value continues to increase as I get lazier

I used discounts consistent with the 'old' regimes (HMI, MCB) based on historic accepted bids with similar attributes (product (SFH,condo...) type (UI,IE...), seasoning, comparable size, etc.)

Put a closing italic tag at end of each line, and an opening italic tag at beginning of new lines.Or just use the quote tags front and end, since they seem to always work across line breaks (but the quote tags are broken when nesting quotes and one of the nested quotes is "anonymous" - name attribution does not get applied properly in this scenario).
